Dryer Vent Cleaning Across St. Johns County

Not sure if your neighborhood has its own page? We probably still cover it. This page is the full-county view of what we do, area by area.

Full County Coverage

We Serve Every Corner of St. Johns County

St. Augustine, St. Augustine Beach, Vilano Beach, Anastasia Island, World Golf Village, Nocatee, Ponte Vedra, and Crescent Beach.

Every part of this county has its own quirks that change how a dryer vent job actually goes. Downtown St. Augustine and Lincolnville mean older homes with long, sometimes strange vent routing. The coastal strip — Vilano Beach, Anastasia Island, Crescent Beach — means roof-mounted vents and salt air corrosion. The newer, master-planned side of the county — World Golf Village, Nocatee — means straightforward vent runs but often HOA rules to work within. Ponte Vedra tends to mean bigger homes and longer runs. We’ve built our process around all four of these realities, not just one.

The Four Realities, in Detail

Every Region Has Its Own Vent-Service Story

Tied to the same research behind each area’s own dedicated page, so the numbers match county-wide.

Historic Core

St. Augustine, Lincolnville (est. 1866), Abbott Tract (est. 1861), Davis Shores, Lighthouse Park. Dryers didn’t exist when these neighborhoods were built, so every vent run downtown is the result of a retrofit decision made at some later point — long runs, attic routing, and configurations that wouldn’t be designed that way today.

Coastal Strip

Vilano Beach, Anastasia Island, Crescent Beach, St. Augustine Beach. Every one deals with salt-air corrosion — but “coastal” isn’t one problem. Vilano’s issue is vertical access; Crescent Beach‘s is low-density scheduling gaps; Anastasia Island’s is construction-era layering; St. Augustine Beach spans five distinct decades of development.

Master-Planned Communities

World Golf Village (single 1998 development timeline, uniform housing stock) and Nocatee (broke ground 2005, still growing in phases — oldest sections approaching 20 years old, newest still under construction). Both HOA-managed, but genuinely different age profiles.

Ponte Vedra

The widest range of home sizes and vent configurations of any area we cover — from a 716-square-foot condo conversion to an 11,000-square-foot custom estate, sometimes within a few miles of each other. Gated communities add scheduling coordination on top of the size variation.

Why County-Level Knowledge Matters

A technician who’s only worked in one part of the county doesn’t automatically know that Villages of Vilano requires HOA coordination, or that Lincolnville homes routinely have retrofit vent runs, or that “newer, HOA-managed” can mean either World Golf Village’s uniform stock or Nocatee’s rolling build-out.

Local, Not National

A national franchise covering “Northeast Florida” broadly doesn’t know the difference between a Lincolnville vent run and a Nocatee townhome setup. We only work St. Johns County — every technician has actually been inside homes in every neighborhood on this list.

What Actually Matters Here

Four Regions, Four Different Vent-Service Realities

  • 1

The historic core predates dryers themselves — Lincolnville (1866) and Abbott Tract (1861) mean retrofit vent runs are the norm, not the exception.

  • 2

The coastal strip isn’t one problem — Vilano’s vertical access, Crescent Beach’s scheduling gaps, Anastasia Island’s construction layering, and St. Augustine Beach’s five-decade spread are four distinct challenges.

  • 3

“Newer, HOA-managed” hides real age variation — World Golf Village’s uniform 1998 stock is a different job than Nocatee’s two-decade rolling build-out.

  • 4

Ponte Vedra spans the widest size range countywide, from 716-square-foot condo conversions to 11,000-square-foot estates, often within a few miles of each other.

Coverage

What This Means for Your Cleaning Schedule, County-Wide

Historic core homes (pre-1990s, especially Lincolnville, Abbott Tract, older Davis Shores) get a full inspection recommended if service history is unknown. The coastal strip gets annual cleaning everywhere, with roof/building-access coordination in Vilano, stricter annual-deadline adherence in Crescent Beach, and duct-age checks in older sections of St. Augustine Beach and Anastasia Island. Newer master-planned communities get annual cleaning — don’t assume “new” means “quick,” since larger newer homes often have longer duct runs than older, smaller construction. Ponte Vedra gets annual cleaning with the timeline adjusted for home size — larger estates may warrant checking closer to the 9-10 month mark.

Questions

Frequently Asked Questions

Do you cover all of St. Johns County, or just St. Augustine proper?+

We cover the full county — every area listed above and the zip codes that go with them.

What if my neighborhood isn’t listed on its own page?+

We still cover it — mention your specific neighborhood when booking and we’ll note anything relevant about access, construction era, or HOA coordination.

Is service different depending on which part of the county I’m in?+

Yes, meaningfully — see the four-region breakdown above. The historic core, the coastal strip, the newer master-planned communities, and Ponte Vedra each present different typical vent configurations and scheduling considerations.

Which part of St. Johns County has the oldest housing stock?+

The historic core around downtown St. Augustine, including Lincolnville (established 1866) and Abbott Tract (earliest structures from 1861). Davis Shores on Anastasia Island is a close second, platted in 1925 though mostly built out in the 1950s-60s.

Is Nocatee the same age as World Golf Village since they’re both “newer” communities?+

Not exactly. World Golf Village was built on a single development timeline starting in 1998, so it’s fairly uniform in age. Nocatee has been growing in phases since 2005 and is still adding new sections today, so its oldest neighborhoods are now approaching 20 years old while its newest are brand new.

Do gated communities across the county require special scheduling?+

Yes, in Ponte Vedra especially (Marsh Landing, Sawgrass, Turtle Shores, Fairfield) and in some Vilano Beach condo buildings. We coordinate gate or building access as part of booking.
